U.S. Home Asking Prices Fall for First Time Since March

The median asking price of U.S. Home listed for sale in the United States declined for the first time since March, signalling growing pressure in the housing market as elevated mortgage rates weigh on buyer demand.

According to real estate brokerage Redfin, the median asking price fell 0.3% year-on-year to $396,881 during the four weeks ended October 11. The decline reflects a challenging environment for sellers, as affordability concerns continue to constrain prospective homebuyers.

Meanwhile, the median sale price increased by just 0.5% to $391,116, marking its smallest annual rise since March. The modest growth indicates that home price appreciation is losing momentum amid weakening demand.

U.S. Home Price Cuts Reach Record High

Sellers are increasingly adjusting their expectations to attract buyers. Redfin reported that 22% of property listings featured price reductions, the highest proportion recorded in the brokerage’s data.

The growing prevalence of price cuts suggests that sellers are facing greater difficulty securing offers at their initial asking prices. With buyers becoming more cautious, properties may require more competitive pricing to generate interest and complete transactions.

Housing market activity also weakened during the reporting period. Pending home sales fell 12.7% year-on-year to 286,531, with declines recorded across all 50 of the most populous metropolitan areas in the country.

New listings decreased by 1.3%, indicating that fewer homeowners were putting their properties on the market. In contrast, active listings rose 2%, pointing to a gradual increase in available housing inventory.

Mortgage Costs Continue to Burden Buyers

Rising borrowing costs remain a significant obstacle for households seeking to purchase homes. The median monthly mortgage payment climbed 8.8% year-on-year to $2,777, adding to affordability pressures.

Freddie Mac’s average rate on a 30-year fixed-rate mortgage remained at 7.40% in the week ending October 15, its highest level in three years. Elevated interest rates have increased the cost of financing home purchases, limiting the purchasing power of many prospective buyers.

Market Outlook Remains Challenging Due to U.S. Home

The combination of falling asking prices, record-high price reductions and declining pending sales points to a cooling U.S. Home market. Although available inventory has increased modestly, high mortgage payments continue to restrict demand.

The coming months will depend partly on whether borrowing costs ease and affordability improves. Until then, sellers may face continued pressure to reduce prices, while buyers are likely to remain selective amid expensive financing and uncertain market conditions.
